Plumbing outfit seeks NAPA site

Town of Red Hook An application to redevelop 7311 South Broadway, the former site of NAPA Auto Parts, was discussed at the Oct. 21 planning board meeting. Engineer Mark Graminski and his client, Calvin Hills of the Plimpton and Hills Corporation, outlined their plans for a retail and service business for plumbing, heating and HVAC products, which would serve both commercial and residential customers.

Hill told the board he plans to remodel the existing building into a sales center and establish his business there before constructing a showroom at the front of the property with one or two stories of residential rental units above it. The company already has an office in the Red Hook Business Park on North Broadway.

The 1.38-acre site is the first application before the planning board in the newly created Traditional Neighborhood District-Commercial Center zone.

The planning board gave sketch plan approval to the plan contingent on the on-site parking conforming to TND regulations (none in front of the building and if on the side, not within 20 feet from the front façade). The application was scheduled to return to the planners’ Nov. 4 meeting for a site plan review.

Diner changes sought
A public hearing was scheduled at the Nov. 4 planning board meeting on the application by Terry Keramas, of T&C Hospitality Group, to make structural changes to the former Apple a Day Diner at 7329 South Broadway in Red Hook. The plan calls for an addition of 335 sq. ft and remodeling of the building exterior, to including the roofline and modifications to the main entryway. The new business will be called Red Hook Diner.

Public hearing set for proposed hotel complex
A public hearing will be held by the planning board Nov. 18 at 7:30pm in Town Hall on a proposed boutique hotel, restaurant, spa and event space at Mill Road and Route 9.

Jonathan Mensch and Mensch Grasmere, LLC are applying for a special use permit, wetlands permit, and site plan approval on the 225-acre property. The project would involve incorporating the existing manor house, built by the Livingston family, into the hotel, which would have 110 lodging units, including guest rooms, suites, and “eco-cabins.”

The public is invited to visit the site with the planning board Nov. 16 at 1pm. An overview of the project is available through the planning board’s webpage on the town’s website.

Lot line change to get public hearing
A public hearing will be held Nov. 18 at 6:40pm by the planning board for an application by Steven and Pamela Mensch of 215 Mill Road for a lot line alteration affecting 7.32 acres. Mensch currently owns both parcels, which were recently subdivided.

Subdivision and land swap gets public hearing
A third public hearing at the planning board’s Nov. 18 meeting will be held at 6:45pm on an application by John Imperato of 168 Hill Top Road for a lot line alteration with his neighbors, Frank and Kathleen Robusto. In order to subdivide a 5.9 acre portion of his 98.6 acre property, which is in the Rural Countryside District, Imperato needs more road frontage and wants to swap an equal amount of land elsewhere on his property, with the Robustos’ approval.
