Rhinebeck planners approve special permit for dance studio

Lara Ganz of Dream Studio received a special use permit and site plan approval for an interior dividing wall at her dance studio at 5 Hook Rd. from the Rhinebeck Town Planning Board Sept. 17. Although board chair Mike Trimble said the plan doesn’t violate any zoning laws, three community members who live near the building spoke at the meeting, two of them against the increased traffic a dance studio would bring to the road. A building at 120 Old Albany Post Rd., formerly known as the Knapp Property, is now owned by Bellmore Partners, who want to subdivide the property and construct a new building on the rear half of the land, accessed by a new driveway. At a public hearing of the Planning Board, two residents pointed out the historical value of the existing home and the need to conserve the area ecologically. The application by incomplete, said Planning Board Chair Mike Trimble, so the issue was tabled until Oct.15.

Discussion postponed on CSI commercial building

A public discussion of CSI Developers Holdings’ plans to construct a 20,000- square foot commercial building with medical office and retail space on Rt. 9G was tabled until the planning board’s Oct.13 meeting.. Because the plans for the 7.706-acre parcel, between IXL Fitness and Rhinebeck Ford, include a sewage treatment plant, neither the town of Rhinebeck nor the state Department of Environmental Conservation has approved plans over the past few years because their guidelines have not been met. The area lies within the Water Resource Protection Overlay District. According to Jeff Romano, chair of the town’s Conservation Advisory Board, the area contains 500 species of plants and animals and DEC approval for the current application for special use permit and site plan approval is still pending.
